CHALLENGE
CAI Insurance required a new office location central to its existing workforce and within several minutes of the interstate system for its sales force. CAI preferred to own its offices but also wanted to investigate leasing opportunities. The project was expanded to investigate two land sites for the construction of a new office building.

STRATEGY
Competitive market leverage was created by alternative scenarios involving lease, purchase and build to suit. The client had five acceptable choices for the relocation of their office and was able to choose the location that best meet their financial, operational, and workplace requirements.

SERVICES
This project required five specialized services: leasing, acquisition, property management, construction and investment analysis in order to evaluate all opportunities located within a seven mile corridor along I-71. Specialist from Colliers groups were coordinated to provide comprehensive services to the client.

RESULTS
In 2012 CAI Insurance acquired and occupied a 32,000-square-foot office building located at the I-71 Reading Road interchange. The building provided a large 17,000-square-foot floor plate, expansion space, and free parking. The location improved interstate access over the client’s previous location. The client utilized an open plan office design for better communication and efficiency.
