WOODEND INDUSTRIAL PARK | WOODEND I

CHALLENGE

Woodend I is part of a multi-phase speculative industrial park development park in Edwardsville, Kansas. Construction of Woodend I commenced at a competitive time, with numerous other "Class A" buildings recently completed or under construction.

STRATEGY

Colliers Kansas City brokers worked with the owner every step of the way, providing pre-development, design and marketing services. With over 1.2 million square feet of industrial spec inventory added in the Kansas City metro during Q2 2014, there were a number of competitive options for tenants. The Colliers team develped a marketing plan designed to identify a viable tenant to the owner, who could occupy the entire 370,000 SF facility. As a spec project, the owner’s desire was to lease the building as soon as possible at competitive rental rates.

Colliers provided landlord representation, building design consultation, tenant representation and property marketing services for the owner.

RESULTS

Colliers didn’t wait for a tenant to come to us. The Colliers team delivered a full building, 370,000 SF, creditworthy tenant directly to the ownership. This tenant had numerous options in the market but, in the end, Colliers was able to create a "win-win" transaction together at Woodend Industrial Park. With the efforts of the Colliers team, the owner was able to achieve 100% occupancy prior to the owner completing construction on the facility.

As a result of their success marketing the Woodend I building, the Colliers International | Kansas City team of Ed Elder, Doug Hedrick and John Stafford was contracted to market the next speculative phase of the park, with Woodend Industrial II.
