CHALLENGE

Webco Manufacturing (Webco), an industrial fabrication company, outgrew its Olathe-based facility and needed to expand their facilities and their work force. Because the company is locally-founded and employee-owned, they also needed to stay relatively close to their current location. Unfortunately, there was very little existing product to choose from in the Olathe and surrounding areas that would fit Webco’s unique needs. 

STRATEGY

A thorough analysis of the South Johnson County’s industrial market was conducted to find viable move options for Webco in the form of existing buildings. All of the available options were toured and ruled out as logical solutions. The next step was to find the right piece of land and analyze the development of a new building. A development team was organized to draft an initial plan and began working with the city of Olathe to discuss available incentives to keep Webco within their city limits. This turned out to be the desired outcome for both Webco and the city.

SERVICES

Our team identified a 27-acre piece of land in the South Olathe Business Park - an ideal location for Webco. We were able to negotiate a full acquisition price for the land. We then worked with the Olathe City Council, who ultimately granted an approval on an industrial revenue bond issuance, which provides a 10-year, 50 percent tax abatement on Webco’s new property. The bond issuance also exempts sales taxes for construction-related costs for Webco’s building. The development team then assisted Webco with the closing, replat of the property, and approval of necessary permits to begin construction.

RESULTS

Webco constructed a 200,000-square-foot, state-of-the-art industrial facility that is specifically configured to accommodate their unique needs. Olathe Chamber of Commerce officials lauded Webco’s decision to build in Olathe, where its neighbors include other large industrial users such as FedEx, Tyson Foods, PacSun and Bushnell. Webco projected to double its work force in three years with average salaries of $46,343 once the move is complete.
