CHALLENGE

Hines Interests LP (Hines) purchased a 40-building office and industrial portfolio in 2013. Hines engaged Colliers to flip the 23-building industrial portion of the portfolio for profit in 2014. This was a mixed offering ranging from small multi-tenant flex buildings to large single-tenant industrial, which created a challenge.

STRATEGY

In marketing the portfolio, the pricing sought pushed the ceiling for like sales the market. Colliers’ strategy was to present a superior offering package, to a comprehensive list of national of local buyers, creating competition for the portfolio. Colliers "sold" the offering through compelling buyer dialogues and negotiations.

SERVICES 

Colliers provided seller representation and disposition services for the owner.

RESULTS 

The portfolio was sold, in it’s entirety, to a Las Vegas-based real estate firm. The listing process yielded a highly qualified buyer for the total portfolio willing to pay a price most thought unachievable in the Kansas City market.
