HIMOINSA POWER SYSTEMS

CHALLENGE

Himoinsa Power Systems, Inc. was experiencing rapid growth in their industry of manufacturing diesel generatoring sets. Their former industrial facility was approximately 30,000 square feet. As a result, Himoinsa needed to expand to a facility and more than triple in size, ranging from 100,000-140,000 square feet. The preference was to remain in Kansas and their company objectives were to own their real estate. At the time, the purchase options within their criteria were limited. Himoinsa also owned their former facility and, thus, needed to sell.

SERVICES

Colliers International went to work identifying purchase options. Unfortunately, there was only one viable option active on the market. A fair price was negotiated, but then a major roadblock arose in the buyer’s inspections, which the seller was unwilling to reasonably account for. Colliers continued to canvas the market for options and identified two additional "off-market" options. One of the options was a perfect fit at 101,000 square feet in Lenexa, Kansas with additional land to expand.

RESULTS

Colliers successfully represented Himoinsa Power Systems, Inc. in negotiating for and purchasing their current North American Headquarters facility in Lenexa, Kansas. Additionally, Colliers International successfully represented Himoinsa in the sale of their former facility in a timely manner.
