The challenge

Some of the major challenges Colliers had to overcome were property environmental issues, removal of a railroad cross easement, buyer’s quick closing requirement and coordinating the buyer, seller, seller’s attorney, buyer’s attorney and buyer’s broker all of which were located in different states.

The strategy

Colliers created a competitive environment between three prospective buyers to instigate a bidding war between the prospects. This enabled the buyer to sell the property above their target sales price while also achieving their goal of a quick closing.

The services

Colliers provided market knowledge to the seller who was located out of state and orchestrated the various entities of consultants, attorneys and engineers to create a streamlined transaction that enabled the buyer to complete their due diligence within their required timeline. Colliers also assisted the seller by coordinating with various contractors retained by the seller to remove manufacturing equipment from the property.

The results

Colliers successfully represented the Seller, Blue Grass Labels, Inc. in negotiating a sales transaction that was completed in 30 days at a purchase price above the property’s appraised value.
