In a transaction that underpins the continuing demand for industrial properties in and near the South Bay, Toolots Inc., an online B2B marketplace and distribution channel for factory-direct industrial tools, manufacturing machinery and technology, has signed a five-year lease agreement to occupy a 115,560-square-foot flex/warehouse building in Cerritos, Colliers International has reported.

Colliers’ EVP Jeff Smart and Senior Associate Grace Yi of the firm’s El Segundo office represented owner Laskey-Weil Co., a Los Angeles-based real estate development and management company that owns a variety of industrial and multi-family properties throughout Southern California.

The building, 16300 Shoemaker Avenue, is located in the City of Cerritos, within the Mid-Counties industrial submarket of Los Angeles County.

“Cerritos is a prime location for many companies seeking to move cargo by truck with convenient surface transit access to Los Angeles, Riverside, Orange County and all points inland,” said Smart. “This particular property has the added value of being in close proximity to the Ports of Long Beach and Los Angeles, which is another significant amenity.”

In addition to its warehousing space, the building features approximately 14,000 square feet of office space, an approximately 200-foot loading platform with 20 separate loading docks, and a 150-degree turning radius for semi-trailer trucks. The property has desirable street visibility and is conveniently located between three major Southern California freeways.
