Colliers International has reported that a high-profile 24,725-square-foot corporate headquarters/industrial building has been sold to an owner-user in a purchase transaction valued at $2.86 million.
SJS Label Properties LLC, the buyer, is a digital label printing company and was represented by Colliers Senior Associate Brian Chastain of the firm’s Irvine office. Jones Lang LaSalle represented the seller.
Located at 22745 Old Canal Road, Yorba Linda, the building features 8,088 square feet of two-story office area, and a 4,800 square foot “bonus” mezzanine storage area. The remainder of the building is comprised of manufacturing and warehousing space with twenty-foot minimum warehouse ceiling height.
“This is an excellent corporate headquarters industrial building that offered several amenities including a high-image exterior, above-standard office finishes, dock-high and ground-level loading, and 800 amps of power service that are all ideal for the buyer’s label printing operation,” said Chastain. “The bonus storage area was just that for the tenant – a bonus – and one the company can put to good use.”
Its Yorba Linda location offers immediate access to the Riverside (91) freeway and is located within close proximity to several retail amenities within Savi Ranch.
