Colliers International Costa Rica was hired by America Free Zone (AFZ) as the exclusive strategic partner to provide an integral service regarding the planning and marketing of the retail amenities to the Office Park.

THE CHALLENGE

America Free Zone is a business park with free trade zone regime that has experienced high growth in recent years. It is occupied by highly renowned national and multinational companies, which has resulted in high employment levels, with a workforce population of approximately 7,500 people. The need to provide these works with retail amenities grew into the necessity of developing a retail area within the park. The challenge was not only to market this commercial area, but conceptualize and determine what the best tenant mix would be for the companies established in AFZ.

THE STRATEGY

We studied and analyzed the working population of AFZ through interviews and surveys. We also analyzed the office market and the scope of additional services offered therein. Also, different restaurants and businesses potentially interested were interviewed in order to understand their perspective of this type of project. Subsequently participated in the conceptualization of the project. As a final step we leased 10 different units to different retailers.

THE RESULTS

We participated in the conceptualization of the project to serve a population of 7,500 employees. In the final stage 10 units were leased to local restaurants, bank, clinic, dental, pharmacy, convenience store and gym. The entire process took 10 months.
