Colliers International was hired to provide global transaction management services for a technology company in the midst of a rapid growth initiative.

 

Challenge

Convergint Technologies is a leading North American service-based integrator of Electronic Security, Fire Alarm and Life Safety, Building Automation and Healthcare Technologies systems.  Founded in 2001 and headquartered in Schaumburg, IL, Convergint Technologies has over 1,600 professionals in 46 cities located in 12 countries globally. The company is in a rapid growth phase after completing its 2013 acquisition of APAC-based ICD Security Solutions.  

Convergint’s primary goal was to double the size of the company within 12 months but was encountering major challenges with its incumbent real estate services provider. The company needed to relocate its global headquarters and bolster its corporate image.

Colliers International was asked to submit qualifications and compete against three other firms for providing global transaction management services, including 51 locations in North America totaling more than 300,000 square feet.

 

Strategy

With a primary goal of aligning Convergint’s business objectives (including its rapid growth strategy) with the real estate portfolio, Colliers presented a dedicated client team focused on organized communication.  Colliers’ full menu of scalable technology platforms was presented, including SharePoint which serves as a centralized portal for communication.

 

Results

After demonstrating clear attention to detail and a focus on creating a long lasting relationship, Colliers won the account. The team created a centralized real estate function that included standard forms to align procedures and streamline efficiency. The SharePoint Technology platform was implemented and was invaluable in centralizing communication.

The Colliers team successfully sold Convergint’s existing Schaumburg, IL global headquarters building with zero downtime (unheard of in this market) and relocated it to a new start-of- the-art facility. The fast track project took only six months start to finish, including lease negotiation, construction, and move-in.
