Case Study

Boston Marriott Copley Place

Colliers International provided comprehensive project management services to Host Hotels & Resorts in connection with a major public space renovation of the first and second floor lobbies at the Boston Marriott Copley Place. This renovation involved a complete renovation and systems upgrade to public areas, restaurant and food service areas, meeting spaces and ballrooms, and associated base building systems.

In its capacity as project manager, Colliers International assembled the entire project team on a competitive selection basis, oversaw and managed all day-to-day aspects of the project team's work, and also oversaw the regulatory and permitting processes associated with the projects. Colliers also acted as the day-to-day liaison between the property owner, Host Hotels & Resorts, and the operator, Marriott International’s hotel staff located at the property in order to ensure a well-coordinated construction process at this busy downtown facility.

Colliers played an instrumental role in managing the team to stay within budget during the early planning and programming stages through completed construction and occupancy. Delivery of the project successfully fulfilled the requirements for time, cost, quality and safety.

Host Hotels and the property operator, Marriott International, challenged the team to keep the property 100% functional during the renovations. Due to thoughtful oversight and working closely with the construction manager, Colliers developed a phasing plan to complete the project on time, balancing the demands of an operating hotel with 1,100 guestrooms while meeting the milestones of a demanding schedule.
