3Q 2016 | Office Market Report

Yet another quarter of modest activity indicates Atlanta’s office market will finish the year at its lowest absorption level since 2011. The third quarter saw just less than 300,000 square feet of office space absorbed bringing the year-to-date total to 668,000 square feet.

Though down from previous quarters, Atlanta posted 2.9 million square feet of net absorption in Q3 making it the 21st quarter in a row of positive activity.

Atlanta’s retail market continues to power ahead just at a slower pace than it had been the previous three years. The 516,032 SF of absorption in the first half of the year is only 60% of the space absorbed this time last year. This being so, vacancy still dropped 0.2% due to a limited amount of supply delivering.

The Atlanta apartment market is continuing to thrive as a result of strong economic fundamentals. Growth in employment has increased the demand for more units, decreasing vacancy rates and fostering higher rent rates. While there is bifurcation between inner-perimeter submarkets and those submarkets outside the perimeter, the metro area is benefiting from a well-educated workforce and strong business community.
