Background

The assignment included a land search within a defined area and construction of a new state-of-the-art truck terminal facility to supplement the Fed Ex Freight East Chicago operations. Reich and Behm identified one of the few land sites in the targeted area zoned for truck terminal use and Opus North, the developer for the chosen site in Butterfield Center for Business & Industry in Aurora coordinated the design-build activities.

Challenges

The site needed approvals for a sewer and water system that would be used in the future as other land in the business park was developed.  Working together with Fed Ex Freight East, the team was able to overcome hurdles from the municipality, the state and local utility organizations.

Result

The aggregate rental for the fifteen (15) year build-to-suit was $18,000,000 over the term.
