A New Standard in Management

When Standard Life required a national solution for property management and leasing across 90-plus buildings in a $300 million portfolio, Colliers’ team stepped up.

The challenge

Standard Life Investments conducted an extensive, competitive bid process to appoint an exclusive national service provider for properties throughout six provinces in Canada, including Vancouver, Edmonton, Calgary, Regina, Toronto and the greater Toronto area, Ottawa, Montreal and St John, New Brunswick. Standard Life’s ongoing acquisitions added 25 new properties to the mix, bringing the total portfolio to 90 properties valued at approximately $300 million.

The services

Colliers was charged to manage 4.8 million square feet of industrial, office and retail space. We employ 53 dedicated staff for these properties, including 32 specialists in property management and building operations and 21 brokerage professionals. Property management services include operating and capital budget management, on-site maintenance operations and tenant relationship management. Additionally, Colliers provides accounting and financial reporting, facility services, inspection services, lease administration, capital project management and property leasing and marketing.

The results

Since the start of the assignment in July 2007, Standard Life has retained Colliers International as its service partner, and Colliers has been responsible of onboarding three new portfolios purchased by Standard Life. In total, the Colliers team has brought overall occupancy rates up to 94%. Additionally, Standard Life continues to optimize operations by taking advantage of Colliers’ service offerings in inspection services, due diligence of property financials and operating costs.
