Warsaw, September 26, 2016 – The inhabitants of Łódz Agglomeration have at their disposal 555,000 sqm GLA of modern shopping area spread in 16 retail schemes. The density ratio is 568 sqm per 1,000 inhabitants. This means that one shopping centre serves on average 61,250 clients. The purchasing power per one square meter of shopping centre sums annualy up to approximately PLN 52,740 – according to Colliers International publication ”Shopping centres in agglomerations Q2 2016 | Łódź”.
The largest retail scheme in the region is still Manufaktura with 110,000 sqm GLA and over 300 units. Second shopping centre in terms of size is Port Łódz, which offers 200 units on the area of 103,000 sqm GLA. During last year one new shopping centre was completed – Sukcesja - totalling over 46,000 sqm GLA.
„Currently there is no space under construction and already announced projects are in the initial planning stage. CH Sukcesja, completed last year, largely absorbed the demand for retail space in the city. Available premises are found in most existing shopping centers, which gives tenants the flexibility for future expansion”, said Katarzyna Michnikowska, Senior Analyst, Research and Consultancy Services, Colliers International.
In shopping centres in Łódz there are about 1,197 units, which means that one shop/service or food point serves on average 819 inhabitants. The most numerous groups of tenants are chains from fashion (26%), services (15%) and health&beauty (8%) sectors.
Among lease transactions in Łódź Agglomeration’s market announced in the end of last year and in the first half of 2016 there should be mentioned: Sports Direct (about 1,500 sqm), C&A (about 1,590 sqm) and Vapiano (about 950 sqm) in Sukcesja, TK Maxx (about 1,730 sqm) and Egurrola Dance Studio (800 sqm) in Manufaktura and the fitness club – Fabryka Formy (about 1,700 sqm) in Port Łódź.
The average vacancy rate at the end of June 2016 reached 4% (3,8% in December 2015). The highest rental rates for a 100-150 sqm fashion unit in the downtown objects are at the level of EUR 37-39 sqm/month.
