Warsaw, September 12, 2016 – There are 24 shopping centres in Tricity with the area of 688,000 sqm GLA and density of 664 sqm/1,000 inhabitants. There are on average 41,670 inhabitants per one shopping centre. The purchasing power equals on average PLN 46,752 annually per one square meter of shopping centre – according to Colliers International publication ”Shopping centres in agglomerations Q2 2016 | Tricity”.
In the last period several shopping centres have been modernized and expanded. The most spectacular change took place in Riviera shopping centre (former Wzgórze). Developers’ activity in Tricity in 2015 was limited to modernizations and expansions of existing centres – only one scheme - Morena centre with additional space (about 6,000 sqm GLA) was completed.
„In the Tricity, after a period of intense modernization of the existing facilities there are two shopping centers in the vicinity of railway stations that are currently being built – Galeria Metropolia and Forum Gdańsk. These mix-use complexes are functionally connected with the surrounding buildings and urban hubs which make them comfortable places to shop, work and relax,” said Katarzyna Michnikowska, Senior Analyst, Research and Consultancy Services, Colliers International.
In the Tricity shopping centres there are 1,770 units, which means that one shopping/service or food unit serves on average 565 people. The most numerous groups of tenants are chains from fashion (27%), services (13%), shoes, leather and bags (8%) sectors. The largest retail scheme in the region is Matarnia shopping centre which provides in total 81,000 sqm GLA.
Among lease transactions in Tricity market announced at the end of last year and in the first half of 2016 there should be mentioned H&M (about 2,100 sqm) in Osowa Shopping Centre in Gdańsk, Jysk (about 1,070 sqm) in Matarnia Shopping Centre in Gdańsk, Piotr i Paweł (about 1,800 sqm) and Mango (about 1,280 sqm) in Forum Gdańsk. In Riviera Shopping Centre in Gdynia Tiger Gym has opened its club (about 2,000 sqm). Some shops got enlarged - Reserved (up to 1,500 sqm) and Carry (up to 1,100 sqm) in Galeria Morena in Gdańsk.
The average vacancy rate at the end of June 2016 has reached 2.7%, (3,3% in December 2015). The highest rental rates are at the level of EUR 43 - 45 /sqm/month for a 100-150 sqm fashion unit in the most popular shopping centres.
