The first half of the year recorded an increase in leasing activity. The demand registered in the analyzed period stood at approximately 8,000 m2.

At the end of H1 2013, the supply of office space stood at 79,700 m2. Two office projects totaling 17,850 m2 has been delivered to the market: Baltic Business Park C (10,850 m2) and Piastów Office Center I (7,000 m2). The major office schemes under construction include Lastadia (11,500 m2, SGI Baltis) and two phases of Piastów Office Center (14,000 m2, Real Kapital).

The vacancy rate accounted for 16.8% (against 19.8% at the end of H2 2012). 85% of vacant space was available in schemes completed within the last 12 months.

The rents for prime office space ranged from € 11.5 to 14/m2/month.

Until the beginning of this year service centers in Szczecin did not have a wide selection of attractive office locations. The situation has recently changed significantly. Thanks to current supply we are dealing not only with new projects - the volume of transactions is also generated by numerous relocations of companies representing BPO/SSC sector already present in the city. The vacancy rate in Szczecin may again fall below 10% by the end of the current year. However, the visible signs of developers’ activity shall provide Szczecin with the sufficient level of new supply, which is estimated to grow by 11,500 m2 in the second half of the year.” – comments Mieszko Czarnecki, Regional Director for Colliers International in Szczecin.
