Supply of industrial space in Poland has reached ca. 7.25 million of m2. Almost 100,000 of m2 were delivered to the market in Q3 within 8 projects – over 94% of this space has already been leased. Currently, over 200,000 of m2 is under construction.

Over 450,000 m2 were leased in Q3, which constitutes 36.2% of the total transaction volume in 2012. Tenants were mainly interested in Central Europe, where over 150,000 m2 of industrial space were leased. 

Vacancy rate remained stable and at the end of September amounted to 11.6%. Rental rates in the majority of regions remained unchanged although markets with low vacancy rates recorded slight increase in rental rates levels.

Third quarter of 2012 – despite holiday period – was very busy for us. Many transactions were finalized and their volume reached similar level as the one recorded in Q1 of 2012. Among biggest transactions I would like to mention BTS warehouse in Żary by Panattoni Europe (south-west Poland) offering 11,000 m2 of space, which Colliers acquired for Syncreon Holdings.  Colliers also took part in renegotiating lease agreement for Leroy Merlin in Panattoni Park Stryków (56,000m2) and for Sonoco in Tulipan Park Stryków owned by Segro. Other significant transactions finalized in Q3 are: leasing of ca. 25,000 m2 by Rohlig Suus Logistics in Prologis Park Janki and renegotiation of lease agreement of 10,000 m2  finalized by Colliers on behalf of Gefco Polska in   Prologis Park Wrocław IV.”
