Global real estate advisor, Colliers International, has been appointed to sell the Eden Arms Hotel near Durham, on behalf of Shearings Leisure Group, a leading operator of escorted tours and leisure hotels. The agent is seeking offers in the region of £1.65 million.

Originally a 17th century coaching inn, the 44-bedroom property also comprises a bar; large recently refurbished restaurant, and well-appointed function facilities, including four versatile rooms with a capacity ranging from 20-120. There is also a popular leisure club, with a fully equipped gym; indoor heated pool; sauna; steam room and spa. In addition, there are a wide range of outbuildings incorporated within the site which are ideal for further development, especially since the property benefits from a planning consent to develop three residential dwellings.

Robert Smithson
, a Surveyor in the Hotels Agency team at Colliers International, commented: “Although part of a larger group, the hotel is an established and successful business in its own right. This is due to a recent refurbishment programme, increased private leisure interests and the popularity of this hotel amongst local clientele for a wide array of corporate and private events. From both an operational and property perspective, there are exciting value added opportunities at each property.”

The hotel is ideally placed for corporate and leisure trade. From the highly accessible roadside location, visitors have quick access to local attractions such as the Angel of the North and Hadrian’s Wall as well as Durham city. The property is also well-placed to benefit from local events such as the Great North Run, Durham Book Festival and Durham Christmas Markets.

The Eden Arms Hotel l is available on an individual or cluster basis. The other hotels for sale in the portfolio include Strathmore Hotel, in Morecambe, and the Portpatrick Hotel, in Portpatrick.
