Occupier markets across the UK are improving and if the gossip proves correct, there may be well over 1 million sq ft in demand coming through in the City, Canary Wharf and Stratford. Retail (ex-London) remains buffeted by structural changes. Even so, there are increasing signs of rental stability outside of London.
The 2013 all property total return was estimated at 10.4%, based on 6.6% income return and 3.8% capital growth. A marked increase in the amount of money chasing UK commercial property drove yield compression of 30bps, pushing the all property yield down to 6.8%.
