Rare availability of a massive six-hectare site with open yard areas
International property consultant, Colliers International is putting up for sale – by expression of interest – two adjoining JTC industrial sites located at 1 Gul Avenue and 3 Gul Circle.
Interested parties are invited to submit their offer to Colliers International by May 16, 2013 at 1.00 pm.
To be jointly sold, the two sites are zoned for “Business 2” use and have a total land area of approximately 639,394 sq ft. With a total gross floor area of some 527,418 sq ft, two single-storey warehouses with ancillary office space and four workshop/showroom/office buildings sit on the sites.
Mr Rimon Ambarchi, Executive Director of Industrial Services | Asia at Colliers International, says, “The two sites combined make up a massive area of some six hectares. Industrial sites of this size, which comprise predominantly single-storey developments and open yard areas, are rarely made available for sale in Singapore.
Hence, we expect healthy response from various industrial users – including those in the construction, industrial equipment, marine, manufacturing, oil and gas, and general warehousing industries, among others.”
Mr Ambarchi continues, “The sites’ location will be enhanced by its proximity to the proposed Gul Circle MRT station which will be completed in 2016.”
The site at 1 Gul Avenue has a 24-year lease (w.e.f. 16 December 2001), while the site at 3 Gul Circle has a 16-year lease (w.e.f. 1 July 2009). Located within the Jurong Industrial Estate, the subject property is strategically sited at the junction of Benoi Road and enjoys convenient accessibility to the rest of the island via the Ayer Rajah Expressway and the Pan Island Expressway.
