Introduction

Internos is a significant pan-European investment manager with approximately 100 employees, over 1,000 commercial property investments in 11 countries and € 4.1 billion under management. Internos has expertise across the real estate asset classes and major European markets.

Challenge

  • Core product, though a high vacancy rate;
  • Approx. 36,000 m² multi let light industrial; 
  • 52 units, 4 different sizes;
  • Well located, near the Amsterdam Arena and the Ziggodome;
  • Ground lease paid off until 2038;
  • Vacancy rate 27%;
  • Average remaining lease term 2.8 years.

Strategy

  • The vacancy rate of the Trade Park needed to be reduced; 
  • A detailed sales process was excuted leading to a biding process with 3 interested institutional candidates.

Results

  • Cashflow increased with approx.. 20% in 6 months;
  • Vacany rate reduced from 27% to 13% in 6 months;
  • The asset was sold for the highest price at favorable conditions of sale.
