Introduction Rexel Nederland, part of the Rexel Group International, is market leader in the distribution of electronic materials worldwide. The company is active in 37 countries with 2,100 locations and 28,000 employees. The Dutch Headquarters is located in Gouda. Since 2003, we have been Rexel’s real estate advisor for their Dutch portfolio. In 2007, Rexel took over Hagemayer and during the process of merging these companies, Colliers was (and still is) involved in the restructuring of their real estate portfolio. Today, we provide Rexel lease administration and transaction management services. Challenge Rexel needed assistance managing their 60,000m2 industrial and logistics portfolio with approximately 13,000m2 of office space including: Sublease of surplus space; Lease of new properties; Extending existing of leases. Strategy We conducted an extensive inventory of the entire portfolio; Auditing all leases including, comparing existing lease rates with the current market prices; Negotiation with landlord on leases where extension were applicable and/or adjusting the rent rates where possible. Results Complete overview of the total real estate portfolio; Lower costs of the housing; Increased flexibility in the portfolio and thus allowing for staying with the core business.
