Introduction On behalf of real estate investor Tasman Properties Colliers International leases office/commercial space in building ‘Katshoek’ situated in Rotterdam city center. The property has a lettable floor area of approx. 22,000 sqm and a parking garage for more than 300 vehicles. Recently Colliers concluded a lease transaction with Calder Holding/Capabel Onderwijs Groep of approx. 5,000 sqm of office/commercial space. Calder Holding/Capabel Onderwijs Groep is a educational institution, health institution and welfare institution that consists of 11 companies and operates in The Netherlands and the United Kingdom. Colliers International was responsible for the landlord representation. Challenge Various types of use; High number of visitors; Tight lease budget; Tight time schedule. Strategy Extensive technical and space layout research for the various types of users within the building; Entrance lay out changes due to the high numbers of visitors to minimalize nuisance for other lessees; Research for reuse of the existing fitting-out components; Creative solution for the tight budget of lessee; Exhaustive consultation with current lessees regarding their possible relocation within the building. Results Accommodation of all departments of Calder/Capabel within the building; Within the tight budget of lessee; Reuse of most of the existing fitting out in the leased space and common spaces.
