Introduction

On behalf of real estate investor Tasman Properties Colliers International leases office/commercial space in building ‘Katshoek’ situated in Rotterdam city center. The property has a lettable floor area of approx. 22,000 sqm and a parking garage for more than 300 vehicles.

Recently Colliers concluded a lease transaction with Calder Holding/Capabel Onderwijs Groep of approx. 5,000 sqm of office/commercial space.  Calder Holding/Capabel Onderwijs Groep is a educational institution, health institution and welfare institution that consists of 11 companies and operates in The Netherlands and the United Kingdom.

Colliers International was responsible for the landlord representation.

Challenge

  • Various types of use;
  • High number of visitors;

Strategy

  • Extensive technical and space layout research for the various types of users within the building;
  • Entrance lay out changes due to the high numbers of visitors to minimalize nuisance for other lessees;
  • Research for reuse of the existing fitting-out components;
  • Creative solution for the tight budget of lessee;
  • Exhaustive consultation with current lessees regarding their possible relocation within the building.

Results

  • Accommodation of all departments of Calder/Capabel within the building;
  • Within the tight budget of lessee;
  • Reuse of most of the existing fitting out in the leased space and common spaces.
