The objective of this analysis was to identify target groups and follow-up lease opportunities for a renowned project developer and holder of a representative single tenant property with more than 20,000 m² of office space with an excellent location in Munich. During which the high-priced segment of the market was analyzed and based on lease performance in past years indications were made for the development within the coming years. In view of the specifications and rent price, the target group was limited to companies of specific sectors with a space requirement of more than 1,000 m². Colliers Research was contracted by an institutional investor to review the sale of a logistic project development for an approx. 20,000 m² warehouse based on market views. Munich’s market for warehouse and logistic space was thoroughly looked over and turnover, rent prices and new inquiry development was analyzed as well as the supply at macro, micro and property levels. The property in question was able to be benchmarked as a result of the market parameter and with help of comparable properties in view of the market today and future development was also assessed. Colliers Munich was contracted to carry out a Rental Due Diligence (RDD) for an office real estate property with a central Munich location with a volume of about € 45 million. The purpose of this RDD was to analyze Munich’s letting and investment market in general as well as the micro market with the help of our own geographical information system. In addition the essential property features were benchmarked alongside the identification of competing properties. One of the objectives was moreover a detailed economic review of the tenants, existing lease agreements as well as further existing contracts (excluding any legal aspects). We advised an American opportunistic investor during the review of a portfolio purchase of three office properties situated in Munich’s districts and city center locations with a total volume of approx. 25,000 m² of office space.
