Celanese Hungary Ltd. is setting up its new 4,200 sqm headquarters in Promenade Gardens as of April 2018. The important decision was made prior to the foundation stone being laid for the new large-scale, sustainable office building on inner Váci út. The regional financial and logistics business service center of the international company found its new home on the 1st and 2nd floors of the modern, 4-tower building (in cores B, C and D).
For the tenant – a leading technology and specialty materials chemical company – various features of the building were deemed primordial, including the innovative and sustainable technical solutions, the comfortable, user-friendly spaces, and the flexible expansion possibilities and financial conditions. Colliers International – assigned with the tenant representation mandate – authentically mediated and advocated Celanese’s value system, be it long-term financial aspects, sustainability criteria, or employee priorities.
Mike Jackson (Vice President, Shared Services Europe) commented: “I am proud that beyond the usual financial considerations we also had a chance to put emphasis on our employees’ needs. It is also extremely reassuring for me that our preferred office solution, Promenade Gardens, is located on Váci út, an area our colleagues have become familiar with during the last decade.”
Attila Kovács MRICS (managing partner of the project developer Horizon Development) finds it quintessential that the building’s complex functionality meets the tenant’s needs and expectations: “We wholeheartedly welcome the Business Services Center of Celanese Corporation, which will continue to support the financial and logistics processes of the company’s North-American, European and Asian subsidiaries from our Promenade Gardens building. As a property developer, it is our primary goal to create the ideal business environment for our tenants, while also considering wellbeing aspects in their entirety. Our office building – when compared to other developments on Váci út – offers the most advanced technical features and future-proof solutions both in terms of interior design and sustainability.”
Kata Mazsaroff (Director, Head of Occupier Services at Colliers International) summarized the conclusions of the joint process: “During our cooperation we highlighted those integrated corporate solutions that – beyond what’s common practice during classic transaction processes -put the real needs of employees at the forefront. It was a pleasure to see the dedicated leadership of Celanese Hungary actively participating in this ’Workplace Solutions’ process. The result is a property solution that will support both the corporate culture and the daily operations of the company, in the ideal setting of Promenade Gardens.”
Promenade Gardens offers top quality office solutions with its large, continuous floorplates stretched out across 5 floors on 25,000 sqm. The inherent benefits of its Váci út location include not only excellent accessibility and unique visibility, but also a wide range of services in the neighborhood. The building’s dual environmental certificate (LEED Gold, BREEAM Very Good) is a guarantee for a healthy and energy-efficient work environment. The dynamism of the office corridor is well balanced by the tranquility of the landscaped, cozy, protected internal garden (that also played a role when naming the building).
Promenade Gardens office building will be completed at the end of 2017, with a move-in date of Q1 2018 for tenants. 20,000 sqm leasable retail- and office area is still available for lease.
