As the market for office refurbishment tightened in mid-2014, the Colliers Hong Kong Project Management team (PJM) spied an opportunity to secure additional business and expand our market footprint among young growing companies who may need more complex services at a later date. The offering was a “Small Project Fitout Package” that leveraged our diverse fitout skills and project management capability into a value bundle of services – including layout plan drawing, furniture provision, painting and carpeting – that met the needs of new-office occupants.
Shortly in 4Q 2014, the PJM team received a call from a prospective new client, who had heard of the offering through the Colliers Office Services team. Ruckus Wireless is a global provider of wireless infrastructure, with Hong Kong part of an expanding presence in Asia.
Ruckus had secured a 2,332 sq ft office in No:18 Hysan Avenue in Causeway Bay, and had a relatively conventional set of fitout needs that were a good match for the new Colliers product. Ruckus signed up as our first “Small Project Fitout Package” customer.
DELIVERING VALUE AND QUALITY
The challenge was to deliver an integrated service level that delighted the client and maintained Colliers’ reputation for quality, reliability and flexibility, while avoiding cost excesses that were incompatible with the new package offering. It would require not only highly varied execution skills but especially excellent project management.
At the heart of the project were the staple requirements of construction of walls and ceilings, furnishings and fixtures, lighting, floors and carpeting, and decor. But the package also included the setting up of an IT Room and IT cabling throughout the space, as well as an AV capability, along with signage and a pantry, with associated plumbing. A well thought-out layout plan drawing and very clear timeline were essential to the success of the project.
A level of customisation is necessary for every project, and like any other client, Ruckus had specific demands and expectations that Colliers as the service provider had to meet without hesitation.
A WINNING OUTCOME
Although this was a first client for the package, the Hong Kong Colliers team was able to deliver a fully enabled space from core and shell condition to ‘ready for occupation and operations’, on time, meeting all the client’s expectations, and within the new package price.
The insight of the Hong Kong team had opened up an exciting new line of business in the face of a testing market constraint.
