Colliers International selling an HQ building at Eastpoint Business Park

Colliers International has been jointly instructed alongside Savills to sell a high profile building at Eastpoint - Dublin’s leading business park workplace destination.

Colliers International knows Eastpoint well having advised on aspects of the development, occupation and operation over the last 15 years.  In 2010 Colliers International’s Management Consulting team undertook a strategic review of Eastpoint to help this leading workplace destination position for future success.

Block W a very attractive price

For Block W, the quoting price is €2.55 million which equates to approximately €100 per sq ft including the car spaces.  Block W is a three storey self-contained detached modern office building on the west side of Eastpoint.  It was completed approximately 10 years ago and is fully fitted with air-conditioning, raised access floors, suspended ceilings, light fittings, partitioned offices and meeting rooms (including desks and chairs). It comprises 2,221 sq m gross internal area which equates to just under 24,000 sq ft. In addition there are 35 surface car parking spaces located around the building.

Ireland’s home for global technology leaders

In excess of 11,000 sq m of space was let in the park in 2010 to companies including Google, Yahoo!, Ergo and Pacemetrics. Eastpoint Business Park is arguably Dublin’s most successful business park with occupiers including Quintiles, Oracle, Google, Sun Microsystems and Yahoo all located there. In addition the Park also includes the Bright Horizon Creche, a Centra supermarket, a public house, restaurant and cafes.  There is an organised programme of events and activities to help support the Eastpoint community and its businesses attract and retain employees.

Who might Block W appeal to?

We expect this building will appeal to owner occupiers, investors or those wanting to part owner occupy and let the remainder for income. The building could have further potential to add space in the future.  Furthermore with the presence of major global technology companies at Eastpoint, perhaps Block W might appeal to a small and medium sized enterprise (SME) in the technology sector or supplier who might see benefits from locating close to the major power houses of the global technology.

The existing debt provider on the property has indicated a willingness to provide a loan facility to an appropriate purchaser.

An easily accessible workplace

Eastpoint is one of the most accessible locations in Dublin. It is beside the access to the Dublin Port Tunnel which means it is a 10 minute drive from the M50 and 15 minute drive from Dublin Airport. For those using public transport there is a dedicated park mini bus service which provides a regular link to the Clontarf Dart Station (which is only about a 10 minutes walk) and also to the Docklands Rail Station. Those using the Dublin “Luas” tram system can either walk to the terminal at Dublin’s O2 Arena or alternatively connect by Dart at Connolly Station.

East Point has two road entrances;

  • Adjacent to the Port Tunnel Toll Plaza, which is the most convenient for those coming from the south side and from the Port Tunnel
  • From Alfie Byrne Road which is ideal for those commuting from the north side and airport.

Paul Finucane of Colliers International considers that
“This is a fantastic opportunity for either an investor or an owner occupier to acquire an excellent, detached, self-contained, modern office building in Dublin’s premier business park at an exceptional price. The office building is fully fitted and ready for immediate occupation even down to having desks fitted and this will be one of the best opportunities we expect to see offered to them market over the next couple of years’.’
