South West leisure specialists Colliers International have launched a nationwide search to find new owners for the charming 14th century inn – which was voted dining pub of the year 2008-2010 and won chef of the year 2009-11 in the Devon Life food and drink awards.

Situated in the heart of the South Hams, The California Country Inn is renowned for its great food and champions the use of local produce – attractions which ensure the historic inn is as popular with locals as it is with visitors.

Handily placed alongside the key B3196 tourist route linking the A38 to the north with the  Kingsbridge and Salcombe visitor hotspots to the South, the California Country inn is on the market at £750,000 freehold.

Colliers International hotels director Simon Wells said the inn was far more than a pretty summer pub.

“With  profits of £112,000 on a turnover £461,821 net of VAT the California Country pub makes an excellent business proposition. It’s something of a one-off and it doesn’t have much in the way of competition in the immediate area.

“It’s well located on a busy tourist route in one of the most attractive corners of Devon and has the advantage of being close to a number of caravan and campaign parks which provide further trade opportunities.

“The inn has been extensively renovated and modernised and the gardens have been landscaped. It enjoys year-round trade with a marked seasonal boost.”

Reputed to have been an inn since the 14th century, The California Country Inn provides an excellent base to explore Dartmoor to the north, with the main market towns of Totnes, Kingsbridge and Dartmouth nearby.

Simon Wells said: “With everything from log fire and snug to fully blown function and conference facilities, the California Country inn is out on its own in terms of business offering.”

“If you want a busy inn situated in rolling countryside with dramatic cliffs, sandy bays and delightful inlets near by then the Californa Country Inn ticks all the boxes.

“There is plenty of potential for further facilities should a buyer wish to take the business in that direction. It already has permission for six letting bedrooms.”

Simon Wells concluded: “Since purchasing The California Country Inn a few years ago, the owners have spent a considerable sum of money upgrading and refurbishing the property, including extending the car park and trade garden as well as extending the bar areas and upgrading the kitchen.”

The spacious flat is ideal for live in owners or managers. On the first floor it comprises; living room, bathroom and two bedrooms with an additional study/third bedroom.

Colliers International recently sold the Crab Shell Inn in nearby Kingsbridge which has responded well post refurbishment.
