29.08.2012Colliers International has been instructed to sell a seafront beach hut development site at Walton-on-the-Naze in Essex. The site, which extends to over 1 acre, is ideally located on a slope down to South Cliff Promenade and the beach adjacent to Walton Pier. An attractive redevelopment opportunity, there are gates at the top of the site into a level car parking area, to which current beach hut owners are provided with a key. The main part of the site is terraced to allow for the further development of beach huts and steps down the middle of the site allow direct access to the seafront. At the bottom of the site, nearest the pier and fronting directly onto the promenade, there is a kiosk serving hot and cold drinks, snacks, ice creams and beach toys etc. This is presently subject to an annual licence thereby generating an additional letting income. Beach hut owners will be able to enjoy walks along the promenade and to the end of the pier, and all huts will have expansive views out to sea. There are already 22 huts located on the site, but advisors Colliers International estimate that the site could be developed to accommodate up to as many as 150. Simon Bland, Associate Director at Colliers International commented: “The seafront at Walton features a large number of beach huts, indicating their popularity with day visitors and local residents. This is a long-established and popular seaside resort with the usual range of facilities and attractions for holiday makers and excellent sandy beaches. “The Naze is a further attraction for visitors to the area, which is easily accessible from London and other regional towns. Locally, beach huts are both regularly sold and can also generate a letting income, while for the site owner there is the prospect of both profits from the sale of new huts and also annual fees generating a good return on the investment ” Colliers International is inviting offers for the Walton site.
