Circle Express

Highcross, advised by Colliers International in conjunction with BNP Paribas and King Sturge, has let a 35,723 sq ft distribution/warehouse unit at Clayton Road, Hayes to logistics company, Circle Express. Circle Express has taken Unit 161, to service a contract for DHL. The industrial unit, which has been fully refurbished, includes office space on the ground and first floors and a large secure yard.

Located less than two miles from M4 Junction 3 and 2.5 miles from the Heathrow Cargo Centre, Unit 161 is one of two industrial/distribution warehouse units on the 2.5 acre site. Unit 163, which is available to let, or for sale at a quoting price of £8.95 per sq ft (leasehold) and £97.50 per sq ft (freehold), comprises 35,334 sq ft of refurbished space. The unit has a fully fenced secure yard with electric sliding gates and allocated car parking in the scheme’s two-storey car park.

Joshua Pater, Associate Director at Colliers International commented: “This letting reinforces our view that well specified buildings in strong locations such as Heathrow will continue to let throughout the course of 2011.

“We are positive that this represents a sustained increase in demand for flexible warehousing along the Heathrow corridor.”

Highcross asset manager, Katie Whell, comments: “The unit’s proximity to Heathrow Airport, the M4 and M25, together with the high standard of refurbishment and security, were important factors in attracting Circle Express to the scheme. We anticipate that further interest will now be shown in the remaining unit and are currently discussing a number of options with various parties.”
