Mr. Richardson is responsible for the oversight of property and project management for all properties in the Charlotte, NC market. Mr. Richardson has sixteen years of experience in the commercial real estate industry having enjoyed a thirteen-year career with Trammell Crow Company in Washington, DC and two years with Lincoln Harris in Charlotte.
During his tenure at Trammell Crow Company, Mr. Richardson managed several of the firm’s most important accounts including Trammell Crow Company’s Mid-Atlantic headquarters facility and the Hall of the States building which houses thirty-five Governors’ offices and the Washington bureaus of NBC, MSNBC, Fox News and C-SPAN. Mr. Richardson oversaw and facilitated the repositioning of a $50 million asset in Washington, DC converting it from a Class-C to a Class-A facility through extensive renovation work and re-leasing efforts. Mr. Richardson also directed the design and installation of several post-9/11 security upgrades and infrastructure renovations to a $200 million asset on Capitol Hill.
Mr. Richardson’s clients while working in Washington included the Marine Engineers’ Benefits Association, Cornerstone Real Estate Advisors, Inc., Hart Realty Advisers, Inc., Georgetown University, Carr Capital Corporation and Principal Financial Group.
Mr. Richardson relocated to Charlotte, NC in 2005 where he joined Lincoln Harris, LLC as the Senior Property Manager for Bank of America Corporate Center, a 60-story, 1.2-million-square-foot, $300 million office tower which houses Bank of America’s world headquarters operations. While in this position, Mr. Richardson oversaw all operations of this multi-tenanted facility including financial planning and reporting, oversight of contracted service providers (including bank-executive above-standard service contracts), special events planning and facilitation, mechanical systems replacements, aesthetic upgrades, 3rd-party tenant interaction and many other functions.
Through the years, Mr. Richardson has been a mentor to a large pool of up-and-coming property managers and embraces the transfer of knowledge, experience and strategy to those who aim to excel in their service to a wide variety of clients. Mr. Richardson demonstrates an enthusiasm and passion for the business which is evidenced in his consistent delivery of results to his clients and constituents.
