Profile

As head of the Valuation Group at Colliers Pinkard, Mr. Dunkin is primarily responsible for valuing all types of commercial property.  In addition to appraising real estate, he regularly provides real estate consultation services and represents clients in property tax appeal cases.  The Valuation Group over the last five years has performed nearly 400 appraisal assignments with an aggregate value of over $2 billion.

The following are samples of appraisal Mr. Dunkin has performed over the years:

Apartments - Recent Appraisals:

  • Keswick Park Apartments - Crofton, MD - 406-unit luxury garden apartment complex with extensive site and amenities appraised for loan documentation.
  • Marlborough Apartments - Baltimore, City, MD - 285-unit one-bedroom and efficiency high-rise apartment building being considered for extensive renovation.

Office - Recent Appraisals:

  • LakeView I - Howard County, MD - 98,000-square-foot, three-story office building appraisal for mortgage lender following borrower's default and bankruptcy.

Industrial - Recent Appraisals:

  • Celanese Industrial Park - Allegany County, MD - 1 million-square-foot, 120 acre industrial park appraised for the Maryland Department of General Services for the acquisition and development of land for a proposed state prison.

Hotel and Motel - Recent Appraisals:

  • Holiday Inn Express - Salisbury, MD - assignment involved a current market value, future prospective value and an as-stablizied value of a proposed Holiday Inn Express and was appraised for financing purposes.
  • Crowne Plaza Hotel - Washington, DC - 218-room, full-service, upscale hotel which had been converted from an office building under historic preservation agreement and was appraised for financing purposes.
  • Turf Valley Hotel and Country Club - Ellicott City, MD - 175-room facility that included extensive conference and banquest facilities, two restaurants, a lounge, three 18-hole golf courses, driving range, and a pro shop appraised for financing purposes.

Recreation and Leisure - Recent Appraisals:

  • Hillendale Country Club - an 18-hole country club with clubhouse, pool, pool house, tennis courts, driving range and putting green appraised for financing purposes.
  • The Garden Ice House - an appraisal of a proposed two-story, 82,000-square-foot dual ice rink facility which would include a NHL-size rink, an Olympic rink, a fitness room, pro shop, snack bar and games rooms.

Retail - Recent Appraisals:

  • Exton Square Mall - Chester County, PA - a 253,365-square-foot enclosed regional mall that included over 90 regional and national tenants and was 93% occupied and was appraised for financing purposes.
  • Burke Town Center - Fairfax County, VA - a 98,809-square-foot neighborhood shopping center including 8,003 square feet of office space appraised for loan portfolio purposes.

Environmental - Recent Appraisals:

  • Commercial Property - Baltimore County, MD - property in Towson Business District was contaminated from an adjacent gas station's leaking underground storage tank and appraisal required an estimate of the decrease in value caused by contamination.
  • Bloomington Avenue and Frederick Road - Catonsville, MD - automotive service facility that contained soil and ground water contamination as a result of a tenant's underground storage tank.
  • Mid-Atlantic Wood Preservers - Anne Arundel County, MD - a lumber yard and wood preserving facility with soil contamination as a result of the processing of preservative chemicals.

Mr. Dunkin currently holds an appraisers license in Maryland, Pennsylvania and Virginia and has appraised commercial properties in 15 states and Puerto Rico.  He is active in the governance of and promotion of appraisers and appraisal organizations at the local, regional and national levels through his extensive participation in the Appraisal Institute and the Johns Hopkins Real Estate Institute.

Mr. Dunkin is involved civically with several organizations including a Foundation Board Member of the Baltimore City Community College, a Foundation Board Member of Revisions, Inc. and President of the Sparks Elementary PTA
