Michael Attiani heads up the Property Services Department at Colliers International, Idaho. With 20 years of property management experience, he directly managed several million square feet of property ranging from small neighborhood hopping centers to Class A high-rise office buildings and has managed departments in excess of 65 employees.After earning a Bachelors of Science Degree from Villanova University in 1988, he began his real estate career providing marketing and advertising services to a shopping center developer / owner (RJ Waters & Associates / Leo Eisenberg company). After transitioning into property management with Waters, he joined Grubb & Ellis, fee-managing a portfolioof offi ce, fl ex and retail properties. As a property manager, he was responsible for all aspects of property management including budgeting, financial reporting, negotiation of all service agreements, administering leases, supervising personnel, leasing and coordinating tenant improvements and capital projects.In 1996, Mr. Attiani joined Heitman Properties, for whom he fee-managed two institutionally owned, Class-A high-rise office buildings. One of those assets was ultimately sold (in 1998) to a local investor (The Arden Group) who recruited him to be their Vice President of Property Management. In that capacity, Mr. Attiani developed and implemented departmental controls and policies and procedures to ensure the productive, accurate, consistent, and effective management of a multi-state portfolio of CBD, high-rise office buildings. Through his effective management, his department created tens of millions of dollars of value in his portfolio, which was ultimately sold.In 2000, Mr. Attiani joined the Trammell Crow Company as Director of Property Management. Within two years he waspromoted to a regional position as Vice President and City Leader of Property Management, responsible for all third-partyproperty management activity in Pennsylvania and southern New Jersey (including Pittsburgh, Philadelphia and Princeton) -- more than 8 million square feet of institutionally-owned office and industrial space for 11 clients.In 2004, Mr. Attiani joined DBSI as its Vice President of Property Management, guiding the department through an extraordinary seven-fold growth of the portfolio. Responsibilities during this period included creating a department from the ground up, designing a departmental architecture, authoring job descriptions and recruiting executive and support talent to fill key roles, designing and implementing corporate and property-level policies and procedures, designing and supervising the development of proprietary, web-based financial reporting applications and tenant/property managementportals, providing education and guidance to internal and external team members on implementation-level skills and identifying strategic, portfolio-level goals and providing the means to achieve them.In addition to his extensive corporate (from both the client and service-provider sides of the table) and implementation-level experience, Mr. Attiani has also earned the Certifi ed Property Manager (CPM) designation from the Institute of Real Estate Management (REM).
