Matthew J. Gramlich joined Colliers Monroe Friedlander in 2008 and provides exclusive tenant leasing services in the office division.
 
His experience entering into the commercial real estate market began by representing Kamehameha Schools, one of Hawaii’s largest private landlords, listing more than 200,000 square feet while generating over $10 million of revenue throughout his tenure.
 
Matthew is the only associate in the office division who specializes exclusively in tenant representation services. His experience as an institutional landlord associate gained him immense credibility within the tenant market by understanding how to think and operate like a landlord, enabling him to negotiate favorable terms for his clients by applying this skill set. Mr. Gramlich’s tenant knowledge encompasses a high level of servicing ranging from lease analysis & abstraction, location and site selection advisory, strategic lease negotiations, market trend analysis, purchase vs. lease analysis, and post-transaction consultation. By focusing solely on tenant representation he is able to provide unbiased services to his clients, increasing their leverage within the market to achieve added concessions, reduced rental rates, term flexibility, and pro-tenant lease language.
 
Mr. Gramlich works relentlessly to deliver leasing solutions with integrity and diligence. As a tenant strategist, his services for reducing occupancy costs and increasing lease flexibility have been utilized equally by local, national and international clients such as University of Hawaii, Otis Elevator, Motorola, Adecco, Manpower, Philip Rickard, State Farm Insurance, World Financial Group, and Cathy’s Marketplace.
 
As a core specialization, Matthew focuses and is continuing to expand his tenant representation experience into the medical industry. By delivering an unparalleled cost mitigation service value to the medical community, he is now providing a rare level of service that requires an expertise of an extremely polarized market traditionally favoring the landlord. Through his experience, he has delivered strategic solutions that include: renewal reduction of practice operating costs, remodeling improvement allowances, rent concessions to mitigate patient volume decrease, early termination provisions, and lease term flexibility, to name a few. Some of his clients that have realized such value are Aesthetic Vision Center, Henry Schein Dental, Aloha Smiles Dental, Hawaii Endodontics, Hands-On Physical Therapy, Elam Sports, Sanford S. A graduate of California State University - Chico with a Bachelor of Science in Business Administration with an emphasis in Marketing, Mr. Gramlich is a professionally licensed Real Estate Salesperson in the State of Hawaii. Current hobbies include studying and practicing metaphysics, classical homeopathy, universal law, philosophy, meditation and Kriya yoga. Outside of his spiritual mentors, he is assisted and advised on occasion by both other real estate professionals, and a renowned homeopathic physician based in California.
