Property Manager is responsible for overseeing each department to ensure that they are fulfilling their duties and delivering the services that Clients expect. 
In addition, the Property Manager is responsible for developing an operating budget for the property. We require all of our Property Managers to use a standardized budget format that includes a detailed chart of accounts with a detailed back-up of each account showing exactly what is included in that budget line item. This budget is then incorporated into our monthly operating statement, which shows any variance.  The Property Manager is then required to write a variance report explaining any negative or positive variance and review the financial statement for accuracy before it is delivered to you.

Asset Management encompasses the following services:

-      Registered address services of the Special Purpose Vehicle
-      Directorship of the Special Purpose Vehicle
-      Executive management of the Special Purpose Vehicle
-      Governance of the Special Purpose Vehicle
-      Financial reporting of the Special Purpose Vehicle
-      Treasury services and cash management.
-      Other business processes.  

These services include, but are not limited to establishing and maintaining detailed records of the Company, providing you with general advice concerning the Company, liaising instructing and managing the Company’s accountants, auditors, solicitors or banks as well as leasing agents, consultants and property managers.
