The colliers CRE Building Surveying team forms one of the specialist constituents of our overall Building Consultancy division. From our central London and Regional offices, the team undertakes all aspects of building surveying services for all types of property and Clients. Our services cover all periods in a life cycle of a Client’s property ownership, from acquisition through to disposal.
We always believe in according with the Client’s aims and aspirations and to that end offer a range of reporting formats and services, from minimalist to comprehensive in nature.
Such services include:-
Building Surveys
Reports upon condition prior to acquisition for all types of properties, whether for owner/occupier or investment purposes, including aiding disposal (vendors surveys).
Schedules of Condition
To identify the condition of property at a specific time, perhaps for incorporation into a Lease or development agreement, or for Local or Central Government purposes.
Measured Surveys
Preparation of drawings to enable new building works or record the construction or layout of existing buildings.
Building Reinstatement Valuations (Fire Insurance Valuations) and Reinstatement
Estimating the cost of reinstating buildings in the event of fire or other specific perils. Specifying and administering repairs, and agreeing settlements, with Loss Adjusters.
Restoration and Refurbishment
Preparing feasibility studies including liaising with Statutory and Planning Authorities as appropriate. Obtaining consents and grants as necessary prior to designing, specifying, obtaining tenders, and administering works to completion.
Service Charge Issues
Advising upon the implications of proposed works in terms of cost recovery and viability for both Landlords and Tenants.
Planning Supervisor and Client’s Agent – CDM Regulations
Acting as Client’s Agent and Planning Supervisor. Preparing Health and Safety Plans and Files in accordance with the requirements of a Construction (Design and Management) Regulation 1994.
Planned and Strategic Maintenance
Inspecting buildings and preparing prioritised schedules of repairs. Advising upon maintenance management and procurement of PPM database systems.
Party Wall Awards and Rights to Light Negotiations
Dealing with party wall, access to Neighbouring Land Act and rights of light issues for developers and neighbours.
Dilapidation Issues
Acting on behalf of either a Landlord or Tenant in the preparation and negotiation of schedules of dilapidations. Assessing the dilapidation liabilities for owners and occupiers, perhaps under the terms of the FRS 12 Accountancy Standard.
Business Continuity Planning
Reviewing business contingency procedures; testing, amending or updating them as appropriate. Auditing plans produced by others.
Statutory Audits
Auditing properties for compliance under the provisions of the Disability Discrimination Act 1995, the Fire Precautions (Workplace) Regulations 1997 and (Amendment) Regulations 1999 and The Control of Asbestos at Work Regulations 1987.
Audits – Third Parties
Retrospectively auditing the work of others, for developers, occupiers and government organisations.
Expert Witness in Litigation
Providing litigation support via our specialist, multi disciplinary, team of experienced expert witnesses.
