Colliers International, 2007-10-22
by Natalya Ryaska

Kyiv, Ukraine

Colliers International representing DAFI – the construction and investment holding closed a transaction on leasing of 14,000 sqm of retail space in a new multifunctional shopping complex in Kharkiv to OBI – the leading German retailer.

Thus the one of the first OBI shops in Ukraine will be launched at DAFI first Ukrainian retail park in Kharkiv.

Halyna Maliborska, Director of Retail Property Department Colliers International Ukraine comments: “The dynamics of the regional retail market is much higher compared to the capital market. Given there was no any considerable increase on Kyiv professional retail premises market since the beginning of 2007, and the majority of developers is still interested in regions. Besides the capital, the million-plus cities are the major priority for new retail operators to enter the market“.

Keith Smith, Country Manager OBI in Ukraine, added: The Ukraine market for DIY is developing rapidly and represents a good opportunity for national chains to form and expand. OBI, with its' international experience of operating over 500 stores in 11 countries, predominantly in Central and Eastern Europe, is well placed to fully exploit this opportunity and build strong network in Ukraine. OBI will target private customers and also semi professionals. From the first moment of our market entry we said we were focused on the big million cities like Kyiv, Kharkiv, Dnipropetrovsk, Donetsk and Odesa. We are working on deals in all those cities but our cooperation with DAFI shopping centres came quickly. Kharkiv is of course the 2nd largest city in Ukraine and there exists a buoyant market for DIY. We aim to be a national player and so any city with a sizeable catchment area is interesting for us. Certainly anything above 500,000 inhabitants but indeed some that lay just below that figure.

DAFI multifunctional shopping center located at the cross road of Geroiv Truda Street and Academic Pavlov Street, near to the metro station Geroiv Truda in Kharkiv. The complex includes DAFI shopping entertainment center, a furniture supermarket, an electronics supermarket, OBI construction supplies hypermarket and a ground level parking for 2,000 lots. The first phase opening – the “Furniture quarter” supermarket took place in January 2007. In May-June 2008 DAFI shopping entertainment center will be launched. This is the second project of the chain. DAFI shopping-entertainment center has been successfully operating in Dnipropetrovsk since November 2005.

OBI is the leading company operating in DIY retail sector in Europe. OBI ranks fourth among the biggest world DIY operators with over 38,000 employees worldwide. The company sales volume came to EUR 5.8 billion in 2006/07. The total number of hypermarkets is 500 units throughout 11 countries in Europe.
