Consultant
Job Description:
As a Consultant, you will be responsible for marketing and leasing of commercial real estate properties. You will represent tenants’ or landlords’ interests. You will work with companies and corporations looking to lease or buy commercial property. Prospecting for clients is a big part of this job and involves a lot of phone calls and business meeting. You will also be required to perform analysis and find the vacant buildings best suited for a client; negotiate terms of the lease and prepare extensive paperwork.
A Successful candidate must be self-motivated, tenacious, and possess strong communication skills, an entrepreneurial spirit and business development skills.
Main requirements:
University degree.
Minimum 2 years of sales experience within international company (service companies in B2B market segment is an advantage).
Fluent English.
Knowledge of principles and methods for showing, promoting, and selling products or services. This includes marketing strategy and tactics, product demonstration, sales techniques, and sales control systems.
Effective communication skills.
Effective negotiation skills.
Certified Valuer
A successful candidate must specialize in appraising commercial property, be a highly motivated individual, willing to work independently, possess strong communication skills (written and oral), proficient in MS Word and Excel, and be able to multi-task.
Key Responsibilities:
Prepare professional written reports on property value in accordance with valuation standards, outline methods, procedures and calculations by which the estimations were made.
Prepare market overviews.
Serve as a liaison between the company’s finance department, lawyer, and the client.
Inspect properties to evaluate construction, condition, special features and functional design, surroundings.
Keeping abreast of new technical and regulatory changes related to real estate valuation.
Main requirements:
Certificate to conduct real estate valuation.
University degree in economics, finance and (or) in construction/real estate and land use planning.
Fluent English.
Valuation experience.
Ability to work under limited direction with tight time constraints.
Ability to deal with people effectively at all levels.
Must possess strong analytical skills, mathematical skills, and the ability to pay attention to detail.
Knowledge of international valuation standards (IVS, TEGoVA, RICS) is a plus.
In-house lawyer
Job Description
As the In-house Lawyer you will review, draft and negotiate commercial contracts. You will advise on legal and commercial risks associated with business operations, their potential impact and suggested mitigating actions.
Key Responsibilities:
Manage legal support of the Company operations.
Draft, review and negotiate a broad range of contracts.
Handle inquiries, orders, and claims filed by individuals and government agencies against the Company.
Represent company’s interests and liaise directly with clients and negotiating teams.
Stay abreast of legal developments affecting the company, its clients, and incorporate it into the company’s practices.
Develop internal guidelines and packaged knowledge on various legal and business issues.
Monitor changes in the current legislation that regulate Company operations as well as commercial real estate market.
Consult Company clients on various legal issues.
Deal with multiple work projects.
Requirements:
University degree in law.
Minimum 3 years of relevant professional experience (experience in commercial real estate is a plus).
Excellent knowledge of Ukrainian corporate law, real estate and construction legislation, as well as labor law.
Thorough knowledge of procedural law and all related administrative actions.
Must be a team-player with a wide degree of creativity and latitude.
Must possess strong writing skills (official letters, statements, complaints, claims, etc.).
Excellent English and Ukrainian language skills.
Personal Assistant to Managing Director
Key responsibilities:
Co-ordinate and maintain the diary of the Managing Director including organizing of all appointments, meetings, travel arrangements, attendance at conferences and seminars.
Manage the flow of information including initiation and composition of correspondence and reports, and referral of matters for comment or further action within the company.
Arrange background papers, files and documents for the Managing Director’s appointments, draw up agendas, prepare and collate background and briefing material, take minutes during meetings.
Assist in personnel selection, hiring and adaptation.
This role also involves handling personal tasks.
Direction/supervision received:
Personal Assistant will work closely with and receive direction from the Managing Director. The occupant is expected to exercise judgment and work with minimal supervision.
Requirements:
University degree (preferably in linguistics).
Fluent written and spoken English.
Demonstrated ability to plan, organize and prioritize work for self the Managing Director in an environment with multiple and conflicting demands.
Ability to work under pressure, meet strict deadlines and pay attention to detail.
Excellent problem solving skills including the ability to work effectively and flexibly, set priorities and manage variable workloads.
Highly developed interpersonal, written and oral communication skills, including the ability to prepare correspondence, document research and handle sensitive situations with diplomacy.
Proven skills and experience in project work, including analytical and investigative skills and the ability to think critically.
Accurate word processing skills and a broad knowledge of a range of computer packages, including, Word, Excel, Powerpoint, Outlook, Internet and various types of databases.
Experience of dealing with different time zones.
PA/secretarial experience at a senior level is a plus.
