Design & Construction Management Approach

The following steps represent a very general overview of our approach to the design and construction management process that we adhere to for every project.

Step One - Establish Project Budget:

We create a detailed project budget and review all existing project related financials to determine how to deliver the greatest value within the assigned budget.  This detailed budget outlines all program space requirements, expected quality levels and defines complete scope of work.  Through work sessions we adjust and modify all aspects of the project budget to reconcile with space requirement and expected quality levels to maximize value.  This detailed program budget serves as foundation from which to guide and evaluate the entire design and construction process.

Step Two – Assemble Project Team:

Based on the established project budget, project scope and design needs we can assist with design and construction team selection.  Many times, our clients will already have a relationship with one of these professionals; we welcome the opportunity to work with a trusted member of the clients’ team.  We can assist with contract negotiations and will also outline detailed deliverable expectations at the different design stages and payment schedules with general contractor.

Step Three – Create Overall Project Schedule:

Once the design team is assembled, and a project budget established, we will develop a project schedule that will detail the process from conception through completion.  This schedule will incorporate design cost control, illustrate deliverables, work flow, project duration and target dates at each stage.  Based on this schedule we will assist with the creation of a cash flow model.  The schedule and cash flow model will be refined when the contractor is selected.

Step Four – Evaluate Design:

At each design stage, based on outlined deliverables, we establish that the design is consistent with the budget, schedule, project requirements and vision.  Design cost control is our specialty and we present construction cost to the design team in a format that directs them to make budget conscious design decisions.  Our experience will provide insight on how to save money, enhance quality, meet applicable code requirements, and help deliver complete construction documents ready for construction.

Step Five – Obtain Entitlement and Building Permit Approvals:

By understanding every aspect of your project, we are able to obtain the permits and approvals needed to ensure the project schedule continues without delays due to design and construction changes required by the governing jurisdiction.

Step Six – Track Construction Progress / Manage Budgets:

Throughout the design and construction process we act as the owner’s representative.  We ensure the project teams continue to communicate effectively; we attend all design/progress meetings and track construction progress to the project schedule.  We also oversee all budgets and review any submitted change orders.

Step Seven – Perform Project Closeout:

Once the construction process is complete a final punch-list will be created, budgets will be reconciled, operations and maintenance manuals will be reviewed, final inspections will be given and an occupancy permit will be obtained.
