Havertys Furniture, a full-service home furnishings retailer, began to reassess and revamp their distribution process in late 1990.   In Florida, the Colliers Arnold team worked with Havertys’ strategic planners to evaluate the feasibility and pricing of a number of options for site size, building size and configuration.  We collaborated with engineers and developed analyses that addressed the financial as well as qualitative features of various site options.  This process was spread over a four-year period and included multiple site tours and multiple updates on market availability. 

Challenge:

• Find distribution center sites proximal to delivery zones with interstate access and visibility
• Find, evaluate and rank existing distribution alternatives
• Develop a qualitative evaluation matrix
• Assess potential risk factors such as regulatory or environmental
• Assess site flexibility for future expansion
• Coordinate activities with planning, engineering and legal
• Repeat the process multiple times over a four-year period as decision matrices were adjusted from over 600,000 square feet to a final distribution center of 225,000 square feet.

Results:

Over a four-year period we conducted multiple tours of sites across a 90-mile area.  The chosen location addressed all of the company’s concerns for visibility, access and flexibility.  The distribution center was completed in early 2005.  Its location allows it to serve central Florida’s major residential hubs from Tampa Bay to Orlando.
