Make Property Really Work For You
In South Africa we have big events to add to the global changes. As a member of the world-wide Colliers International group, we know the fundamental challenges that are shaping the property industry. You need to be able to read the demographic changes, to understand the impact of technology on consumer behavior, to take on local and international competitors and form alliances with new entrants to the market. You will not succeed without them.
Colliers roots go back 107 years. They are the base on which we have constantly renewed and adapted ourselves to ensure we remain one of the leading and most comprehensive, independent property service companies in South Africa. Colliers have been responsible for many of South Africa's major retail centers including Lakside Mall, Benoni; Riverside Mall, Nelspruit; Northgate Shopping Centre, Johannesburg; Somerset Mall and N1 City in Cape Town. On the commercial development side, Colliers has been involved with many prestigious office developments including a number of office blocks in Sandton, Johannesburg such as the Cell C Building in Rivonia Road. Traditional values of openness and cultivating long term relationships give clients the nearest thing to their own property arm. Colliers are often involved in a project from inception and are able to draw on a vast pool of skills and resources in South Africa and world-wide.
We offer:
Land assembly: working with a range of consultants, we will provide information and recommendations relating to issues such as demographics, rezoning, transport dynamics, retail matrices and community standpoints.
Development management: from concept to handover. Development management focuses on adding value through the detailed co-ordination and management of all aspects of the development process.
Retail design input and co-ordination: managing and contributing to the design, using years of experience to identify problems before they arise and ensure that everybody contributing to the design works at their best.
Tenant mix consultancy: planning and management that is vital to the success of a development.
Determination of leasing policy: research and advising on the best lease structures and rental levels for the particular location, demographics, design and tenant mix.
Leasing and broking: this is much more than filling a centre. It must ensure that the potential tenants form the best mix, attract profitable foot traffic and are able to meet their lease commitments.
Tenant co-ordination: this critical function ensures quality installation of tenants, including the management of the information flow to make sure that the centre and tenants all open on time.
Rental evaluation: what will the market bear? What returns do you need? We find a way to answer these questions with a suitable rental income.
Marketing: this starts with market research and conceptual planning. Its most critical phase is through leasing, pre-opening and opening. This needs expert, personal attention.
Centre management: the opening momentum must continue with dedicated on-site staff who knows exactly what to do.
