International property consultant, Colliers International will be putting up for sale by auction two plots of residential re-development sites, separately located at 20-28 and 43-56 Meng Suan Road. The auction will be held on January 30, 2008 at The Amara Hotel.  

Located off Mandai Road, the two plots of land have a 999-year leasehold tenure (w.e.f. October 16, 1884). The smaller plot of land (20-28 Meng Suan Road), which has an area of 21,066 sq ft, is currently occupied by a row of nine single-storey terrace houses; while the larger plot of land (43-56 Meng Suan Road), with an area of 31,043 sq ft, is occupied by a row of 14 single-storey terrace houses. The sale of the two sites is subject to existing tenancies on a “as is where is” basis.     

Under the 2003 Master Plan, the subject property is zoned for “three-storey mixed landed” use.

Ms Grace Ng, Deputy Managing Director (Agency and Business Services) and Auctioneer at Colliers International, says, “The successful buyer can consider developing a row of 10 terrace houses on the smaller plot of land of approximately 1,938 sq ft each for the inter-terrace units and approximately 2,583 sq ft each for the corner units. Meanwhile, the larger plot of land can accommodate up to nine similar terrace houses, as well as four other semi-detached houses of about 2,583 sq ft each.”

Ms Ng continues, “There are only two landed sites for sale released by the government in the first half of Year 2008, which can accommodate up to about 144 units. Given the limited supply of landed sites – both freehold and 999-year leasehold – in Singapore, this is a rare opportunity for developers and investors to acquire two huge plots of land for landed developments. Additionally, with the upcoming government’s release of a 30-hectare site in Mandai for several nature-themed attractions, we can expect the Mandai area to become more vibrant.”

The subject sites benefit from the serenity of the surrounding landed houses and apartments/condominium developments such as Hong Heng Mansions and Forest Hill Condominium, as well as the convenience of easy access to amenities and several educational institutions. The nearest MRT station is Khatib MRT station, while other public transport facilities are available along Upper Thomson Road and Sembawang Road.
