INTRODUCTION
Colliers International has identified 213 Pandan Gardens, a light industrial development located near International Business Part at Jurong East, as the ideal property to house Resorts World’s back-end operations - including warehouse, training centre and site for their maintenance of equipment.

The development comprises 2 blocks of factory and office built previously to accommodate a Japanese multi-national company’s manufacturing activities.

Colliers recommended various sites and facilitated the short-listing process.


CHALLENGE
During the search process, options were limited as the property needs to have ample land for future development and the property should not be too far from Sentosa -the island where Resorts World is building the integrated resort - for ease of operations.

The challenge was to structure a deal that is beneficial to the purchaser yet netting a high return for the building owner.


SERVICES
Colliers assisted in the site inspections, short-listing process and structuring the deal i.e. the basic terms and conditions which is win-win for both parties. Colliers also played the role of a negotiator and a mediator for rental and several other related issues.


RESULT
A win-win transaction was achieved. Resorts World was able to secure the property in a lease arrangement where they could be located in their choice location. On the other hand, the owner is able to dispose the huge development at a good rental rate during the financial crisis.
