Colliers International has in the course of sourcing prime investment properties for Ascendas-Reit (A-Reit), identified IDS Logistics facility as an ideal option. The development matches A-Reit’s objective of expanding into the logistics facilities.
Requirement
IDS Logistics was approached by Colliers International and presented with the opportunity to realize good value for their property. The management was convinced of the benefits of liquidating their non-core asset and securing a long term lease for their corporate and warehouse facilities in Jalan Ahmad Ibrahim.
The development is a four-storey warehouse with a gross floor area of 255, 652 sq ft.
Challenges
Colliers' main challenge was to strike a best deal for IDS Logistics for the interest of its shareholders and at the same time meet A-reit's investment threshold to their unit holders.
Result
IDS Logistics was able to achieve a premium price S$50 million for the subject property, which was concluded in a weak market condition. The sale has allowed IDS Logistics to continue using the existing facility for its operation and freed up cash to grow its core business.
