Oriflame is a Swedish cosmetics company that sells high-quality natural skincare and cosmetic products through an independent sales force, outside the traditional retail environment.
After an initial period of research and cooperation with many real estate agents, in 2002 Oriflame signed an exclusive tenant representation agreement with Colliers for outsourcing a new headquarters building in Belgrade, and later additional offices throughout a few major cities in Serbia. Colliers was chosen because of its excellent track record in serving multinationals and good market understanding.
Challenges
Oriflame wanted to secure a new office building with 1,100 to 1,700 m2 with controlled access, good visibility and excellent public transportation. The existence of excellent public connections was especially important due to the logistic needs of Oriflame’s large sales force.
However, at the time of the search, quality office space was in high demand, while supply was extremely limited. Furthermore, very few buildings could offer the amount of office space that Oriflame needed.
Services
During the period of search, Colliers provided needs analysis and conducted a full market search. As a result, several options were identified and Colliers provided comprehensive representation services in the process of negotiations with the landlords of the short listed properties.
Result
After an year and a half of search, today Oriflame occupies a modern space of 1500 m2 in a brand new office building. In that regard, the General Manager of Oriflame, Mr Peter Hauggaard said: “Colliers’ professionals really put themselves in our position and we had genuine feeling that they helped us through the process of identifying and finding the best solution for us. They have represented us in each segment, which is of huge importance having in mind that we were coming from abroad and did not know much about the market in Belgrade. Today we will have one of the nicest rep offices in Europe.”
