Falls Lake Commerce Center To Kick Off Four Million Square Foot Development
Colliers Pinkard, 2008-03-18
by Judy Franz

Raleigh, North Carolina

Granville County Economic Development and Colliers Pinkard are pleased to announce the development of Falls Lake Commerce Center, a premiere 300 acre master-planned business campus that, upon build-out, will feature over four million square feet of industrial and retail development.  The property is being developed by John Nelley and Al Buckley, partners with NWI Limited Partnership of Nashville, Tennessee.

The development is being kicked off with Falls Lake II - a 150,800 square foot, state-of-the-art distribution facility that is presently under construction.  This facility will feature tilt-wall concrete construction, 30' clear heights, an ESFR sprinkler system, and 50 foot column spacing.  The facility is slated for completion in September 2008.  Site development and grading are also underway for two (2) more speculative facilities totaling an additional 190,000 square feet.

In addition to the speculative facilities, Falls Lake Commerce Center will offer land for industrial sales and build-to-suits.  The site will accommodate build-to-suits for manufacturing or distribution facilities that exceed one million square feet.  There are approximately 50 acres allocated for large-box retail development.

"Falls Lake Commerce Center is an important step for the Raleigh-Durham industrial market.  It establishes a prime location for regional distribution on the Interstate 85 corridor, the industrial backbone of the Southeast," stated Chris Norvell, a Colliers Pinkard broker spearheading the marketing for the project.   “At the same time, it provides companies that have operations in Raleigh, Durham and Research Triangle Park with access to an outstanding industrial labor base in Granville County.”

Falls Lake Commerce Center is strategically positioned with direct access from Interstate 85 at Exit 189 (Gate Two Road) in Butner, North Carolina.  It is located approximately six (6) miles from Durham, 17 miles from Research Triangle Park, and twenty (20) miles from the Raleigh-Durham International Airport.

"We are delighted to see this great project begin as we have worked with John Nelley and Al Buckley for several years to make this become a reality.  Granville County and Butner is proud to be the home of the Falls Lake Commerce Center," stated Leon Turner, the Executive Director of the Granville Economic Development Commission.
