Hotel and Multi-Family Residential Development on the Rise in Raleigh

With development of hotels and multi-family residential projects on the rise in the Raleigh area Colliers Pinkard assisted in negotiations of several land deals in the fourth quarter of 2007. Jim Allaire, SIOR was instrumental in several land transactions that are slated to break ground in early 2008.

Allaire represented Lodgeworks, a privately held hotel development and management company out of Wichita, in the purchase of 6.01 acres of land at Perimeter Park in Morrisville for the development of the area’s first Hotel Sierra. Lodgeworks paid Duke Realty $1.9 million for the tract and will be building a 140-suite hotel on the site.

Allaire also represented Fairfield Residential of Grand Prairie, Texas in the purchase of 25 acres at Corporate Center Drive in West Raleigh for the development of a Class A apartment community.

Allaire represented HJH Associates in the purchase of 4 acres in Raleigh Corporate Center for the development of the Hyatt Place hotel.

UPS Supply Chain Solutions leased 77,279 square feet of warehouse/distribution space at Research Tri-Center in Durham.

NIEHS leased 70,926 square feet of office space at Keystone Park in Durham.

Security Storage Company of Raleigh leased 70,400 square feet of space at Walnut Creek Business Park in Raleigh. 

Professional Mail Services leased 63,401 square feet at Research Tri-Center North V in Durham.

Diamond Industries purchased a 45,000 square feet warehouse in Westgate Industrial Park in Raleigh.

Catapult Communications Corporation leased 30,835 square feet of office/flex space at EastRidge at Perimeter Park in Morrisville. 

Cellzdirect leased 28,211 square feet at Exchange Place in Durham.

Lindenmeyer Munroe leased 23,676 square feet of warehouse/distribution space at Research Tri-Center in Durham.

Human Centric Technology purchased a 16,795 square feet, free-standing building at 700 MacKenan Court in Cary.

Ascom US, Inc. leased 15,365 square feet of space at Airpark in Morrisville.

Micell Technologies, Inc. leased 11,550 square feet of industrial space at 7516 Precision Drive in Raleigh. 

Duke Divinity School leased 10,186 square feet of office space at the Noell Building within the American tobacco Campus in Durham.

Chatham Hill Winery leased 9,024 square feet of space at Gateway Center in Cary.

Reed Elsevir, Inc. leased 8,967 square feet of space at Regency Park in Cary.

North Carolina Farm Bureau leased 8,175 square feet of office space in TBC Place I at 4021 Stirrup Creek Drive in Durham.

Payment Processing, Inc. leased 6,877 square feet of office space at Millpond Village in Cary.

Innerpulse leased 6,151 square feet of office space in TBC Place II at 4025 Stirrup Creek Drive in Durham.

Cempra Pharmaceuticals subleased 6,074 square feet of office/flex space at the Quadrangle in Chapel Hill.        

EC/R, Inc. leased 6,024 square feet of office space at 501 Eastowne in Chapel Hill.

DukeUniversity leased 5,569 square feet of office space in the Power House at 300 Fuller Street within West Village in Durham.

Driesenga & Associates leased 5,573 square feet of space in EastRidge at Perimeter Park in Morrisville.

General Electric leased 4,464 square feet at Two Hanover Square in Raleigh.

DPR Construction leased 3,400 square feet of space at Aerial Center in Morrisville.

Net 100 Ltd. leased 3,070 square feet of office space in EastRidge at Perimeter Park in Morrisville.

Dr. Steven Bennett purchased 2,875 square feet in the 501 Eastowne office building in Chapel Hill.

Dunn Physical Therapy leased 2,625 square feet of medical office space at Stonehenge Corporate Center in Raleigh.

ALAS, LLC purchased 2,512 square feet of office space at the 501 Eastowne office building in Chapel Hill.

Ritter Holdings, LLC purchased 2,459 square feet of office space at the 501 Eastowne office building in Chapel Hill.

W.R. Starkey Mortgage leased 2,408 square feet of office space at Forum II in Raleigh.

Yasoo Health, Inc. leased 1,998 square feet of office/flex space at Aerial Center in Morrisville.

Artstage, Inc. leased 1,500 square feet of space at Maynard Road Office Plaza in Cary.

Accesscare leased 1,413 square feet at Aerial Center in Morrisville.

TRC Staffing Services leased 1,220 square feet of office space at Regency Park in Cary.

TAG of Durham leased 1,196 square feet at the Old Bull Building within the American Tobacco Campus in Durham.

Valfern Holdings, Inc. purchased 1,058 square feet of office space at 501 Eastowne office building in Chapel Hill.
