Edison Place, the headquarters for Pepco Holdings Inc., has earned D.C.’s first certification under a new LEED rating system that measures the environmentally friendly aspects of a building’s operations and maintenance.
The building, 701 Ninth St. NW, won a Gold rating from the U.S. Green Building Council for LEED EBOM, or Leadership in Energy and Environment for Existing Buildings: Operations and Maintenance. Cassidy & Pinkard Colliers manages the 400,000-square-foot building.
EBOM measures how well a building or complex performs on different environmental metrics, examining day-to-day operations in addition to the structure’s environmental impact.
To achieve the Gold rating, Cassidy & Pinkard implemented a program in early 2008 to green Pepco’s corporate headquarters, completed in 2001. The efforts cut the building’s energy consumption by 16.7 percent, carbon dioxide emissions by 507.78 metric tons and water consumption by more than 1.1 million gallons, Cassidy & Pinkard said.
Six major environmental categories are reviewed during the certification process: sustainable sites; water efficiency; energy/atmosphere; materials/resources; indoor environmental quality; and innovation/design. Buildings can be Certified, Silver, Gold or Platinum based on the total number of points earned.
New York-based Brookfield Properties Corp. (NYSE: BPO) bought the building from the Pepco investment arm in 2004.
