SITUATION
This was a major undertaking for the company that would bring together several functional areas as a means to improve synergies and overall efficiency. They wanted a location in Southern New Jersey that would accommodate this expansion and provide room for continued growth. Since the property would function as a major hub for American Water, it had to possess high visibility and contemporary design to reflect the image of this growing, successful and thriving firm. The facility also had to offer ample parking and excellent access to all major roadways and public transportation.

Colliers International's Southern New Jersey office team utilized their tenant representation expertise and local market knowledge to identify all potential sites that would meet American Water’s strict requirements. Working closely with American Water’s Real Estate Group, we provided employee zip code analysis and lease financial analysis to help them narrow their selection.
RESULTS
Colliers International negotiated a long term lease for more than 72,000 square feet of office space at the Woodcrest Corporate Center, a 330,000 SF Class “A” office complex at 101 Woodcrest Road in Cherry Hill, New Jersey. The Woodcrest Corporate Center provides American Water with a modern facility for more than 450 employees.
This transaction was just one of many successful transactions conducted with American Water and their subsidiary, New Jersey-American Water Company over the past ten years. Others of note include the 31,000 square foot sale of their former New Jersey American Water headquarters in Haddon Heights, NJ and the 10,000 square foot sale of their former regional office in Linwood, NJ.
